Three bedroom self-catered house, sleeps six

First off, it’s not really small, it’s just smaller than the Big House.

It sleeps six in three lovely spacious en suite bedrooms with a massive living area, kitchen and boot room so you won’t be tripping over one another!

As well as a beautiful patio/garden with views out to the Howgills and Kentmere, the Small House would originally have been part of one large property built by the Holt family in the 1880s. The residence was subsequently divided into a family home on one side (now the Big House) and several small flats on the other, which have now been converted back into one property, the Small House.

Before entering the Small House, you’ll walk down a cobbled lane we’ve nicknamed Coronation Street. The cobbles have only been laid recently but were reclaimed from the chimney of a nineteenth century Lancashire Mill so add an authentic feeling to the approach and the Estate.

As you come into the entrance hall you’ll see original slate flooring, which we discovered under layers of floorboards and rubble. These have been lifted and carefully restored to provide a beautiful, traditional Lakeland floor. Here we have boot room area with lots of storage and a Belfast sink for cleaning up after a muddy walk. Board games are stocked in the Boot Room if you fancy a go at some Lake District Monopoly.

The kitchen and living area, fully kitted out with the all modern facilities, has a grassed terrace garden through its French windows and stunning views down to the Howgills to the east and the Kentmere mountain range to the north, snow-capped in the winter.

The dining area should give you plenty of space to eat, play games and enjoy time with family and friends as you savour the spectacular views down the valley. You also have a handy downstairs loo. \nAs you head upstairs, you’ll find two bedrooms on the first floor, both en suite. The larger of the two bedrooms has a Juliet balcony framing those knockout views.

Moving upstairs, you’ll spot the beautiful vaulted ceiling of the second floor bedroom. This was covered up by no less than three false ceilings, which we removed, one by one, to discover this hidden gem right above our heads.

Outside each bedroom you’ll find a storyboard explaining the design concepts. Every room was planned individually to reflect a certain colour and theme, including a mix of Lakeland comfort with traditional materials and fabrics alongside the clean, crisp lines of Scandi chic.

Along with your terrace garden area, you also have access to The Heaning Meadow, our large field exclusive to our guests by the entrance driveway to enjoy ball games and picnics. The meadow is dotted with picnic tables and cut through with paths, as well as the Rhododendron Walk for a gentle stroll with lovely bench seats and a cracking view down the valley, to the left hand side of the driveway as you come in.

The Small House sleeps six. Perfect for a family getaway or for a smaller group of friends to have a trip together.
