Set in five acres of beautifully maintained grounds, edged by a wild meadow dotted with picnic spots exclusively for the use of our guests, The Heaning Estate is a luxurious self-catering destination for those looking for something a bit special on their visit to the Lake District.
Since owners Deb and Gez Lyon purchased the Estate in 2016, they’ve renovated it painstakingly using traditional Lakeland practices, local builders and highly skilled craftspeople, to transform it from a dilapidated Victorian wreck into a stunning Lake District holiday let property, with luxurious interiors and immaculate grounds.
Comprising The Big House (sleeps fourteen), The Small House (sleeps six), five one-bedroom Heaning Cottages (each sleeping two), and three three-bedroom Barn Cottages (each sleeping six), The Heaning Estate is set in five stunning acres of Lake District grounds with panoramic views. You can book each property individually, in combination, or the whole Estate for that very special trip away.
All of the seven self-catering properties are furnished to the highest standards of comfort, luxury and attention to detail, in a distinctive Lakeland-Scandi style. The properties are managed, maintained and run day-to-day by the highly professional and hugely energetic Lakeland Retreats agency.

All the cottages other than The Pod are pretty much identical mirror images in layout and design so we’ve grouped Corner, The Nook, Stable and End together and split out The Pod separately to help you orientate yourself a bit.

The Hub
Meet, Create, Innovate
The Hub is a spectacular addition to The Heaning Estate. With glorious views from its full-length French windows, this airy, light and modern space is available for hire exclusively for our guests. We’ve already hosted a 50th birthday, two yoga retreats, several corporate staycations, a family reunion and many formal dinners and family celebrations. The main room can accommodate up to 30 people.
Stunning Views
One of the best stays we’ve ever had! The accommodation was tastefully decorated throughout, with a lovely open plan living area & beautiful spacious bedrooms. The location was absolutely idyllic, with the most stunning views. Communication with the host was superb & the check in was a smooth process. We wouldn’t hesitate in staying here again or in recommending to others; thanks so much!

Extremely Comfy
Absolutely fantastic place! Located in a beautiful setting with a short drive to Windemere/ Bowness. The cottage was immaculate with everything you could ask for and the bed was extremely comfy. This is my third time booking with Lakeland Retreats and they are an excellent company. 100% recommend! Looking forward to booking again in the future. :)
We Were Blown Away
We made our booking through Lakeland retreats which was so easy. Nearer to the time the correspondence was fantastic. I had lost my original email and started panicking and the staff sent it all straight. They also sent through fantastic directions and lots of things to do whilst we were there. The property was off the scale, we were blown away by how amazing it was and even had a bottle of Prosecco waiting when we arrived. The attention to detail in the property was incredible, the bedrooms were massive the beds were so comfy I would have taken them home.
Really Clean
We had a beautiful stay at the Pod. The space was really clean, the grounds and scenery were gorgeous and we even had complimentary Prosecco waiting for us upon arrival. Thank you for making our Lake District trip special.

Modern & Minimalistic
We hosted a yoga retreat at The Heaning and we used The Hub for our daily yoga practice.
The space was perfect, it was modern and minimalistic that fit with our brand perfectly. It was warm and cozy so our guests were very comfortable. And the adaptable lighting made it easy to switch from energising morning yoga to creating a relaxing ambiance for evening sessions.
Breathtakingly Beautiful
Just back from our annual holiday in the Lake District. Our usual place cancelled on us last minute, so we were particularly relieved to find this property. The setting is breathtakingly beautiful and the Corner Cottage is lovely, designed very smartly and tastefully; we loved the clean and understated Nordic style. Everything we needed was there, with a couple of extra cherries on the top (complimentary Prosecco, sumptuous dressing gowns etc).
Great Experience
Fantastic location just outside of Windermere with great access to the rest of the Lake District. Amenities and features of the cottage make you truly feel as though it’s a home away from home. We especially appreciated their copy of Lake District monopoly. Overall great experience, and would not hesitate to return or recommend to others.

From the moment I arrived, I was captivated by the stunning surroundings. The estate itself is a testament to elegance and sophistication, set amidst the picturesque beauty of Windermere. The Hub, situated within the estate, provides an atmosphere that is both serene and invigorating.
A most exquisite destination retreat
The Heaning Estate is a few minutes’ drive away from Windermere, the gateway to the Lake District, now a UNESCO World Heritage site and is easy to find from Junction 36 of the M6. Set along a private lane off the A591 and just over a mile south of the village, the site is accessed along a sweeping, tree-lined drive and enjoys a commanding presence on the landscape with superb views towards the majestic Howgills, Windermere village and the High Borrans range resulting in a picture postcard backdrop to this unique estate.
